Stage 05

Engineering designs are being finalised and submitted to Council and the relevant service authorities for approval. The civil contractor is also being appointed to prepare for construction to commence.

Site preparation and earthworks are underway, shaping the land to the approved levels in preparation for roads, essential infrastructure and future homes.

Sewer infrastructure is being installed to service each lot. Once installed, the pipes will be inspected and tested to ensure they meet the required standards.

Underground stormwater pipes and pits are being installed to manage rainwater runoff from roads and lots, in accordance with the approved engineering designs.

Water mains and associated connections are being installed to provide drinking water to each lot. Pipes that pass beneath future roads are also being installed before road construction progresses.

Roads are being prepared and compacted, with the crushed rock base being laid. Concrete kerbs and channels are also being constructed as the streets begin to take shape.

Underground electricity, gas and NBN infrastructure is being installed, with connection points provided for each lot. Street lighting is also being installed as part of these works.

Retaining walls are being constructed where required to accommodate differences in land levels between lots. These works progress alongside other civil construction activities and continue towards the completion of the stage.

Approvals are being sought from Council and the relevant service authorities to confirm that their requirements have been met. Where permitted, a financial bond may be provided for outstanding finishing works, allowing the approval process to progress while these works are completed.

Footpaths, verge preparation and landscaping works are progressing, together with the final asphalt road surface, line marking and signage. Council will undertake a final inspection to confirm practical completion of the civil works.

Once all required clearances have been received, the planning authority will issue the Land Division Certificate. The final plan of division will then be lodged with Land Services SA for registration, progressing the stage towards the issue of individual titles.

Following registration of the plan of division, individual titles will be issued for each lot. We will notify you once titles have been issued and confirm the next steps towards settlement, which is typically due 14 days after the plan is deposited, in accordance with your contract of sale.
